Listing Video Rules

The Boundary Stone

Effective date: October 4, 2026

Version 2026-10-04.2

What changed in 2026-10-04.2: videos may now be up to 250 MB (section 8), and section 10 describes how videos are reviewed more simply. The rules for what a video may contain are unchanged. Earlier versions: 2026-10-04 and 2026-10-03.

These rules apply to every video a real estate agent adds to a listing on The Boundary Stone. By uploading a video you confirm that it follows every rule below. Videos may be reviewed by The Boundary Stone before or after they go live, and we may refuse or remove any video at any time.

1. Only your own listing

  1. You may add a video only to a listing that the MLS shows you as the listing agent on, at your current office, after your MLS agent ID has been confirmed.
  2. The video must show only this property: its interior, exterior and lot, and amenities that come with it. A community pool, gate or marina may be shown and described as a community amenity.
  3. Do not show or mention any other property for sale.

2. Fair housing

This is the most important rule.

  1. Describe the property, never the people. Do not say or show anything that suggests a preference for, or against, any buyer because of race, color, religion, sex, disability, familial status or national origin.
  2. Do not describe the area by who lives there. Avoid phrases such as "family neighborhood", "perfect for empty-nesters", "safe area" or "exclusive", and do not present nearby houses of worship, ethnic businesses or schools as selling points.
  3. Facts are fine: square footage, rooms, finishes, lot size, views, distance to a lake or highway, and community amenities.

3. Accuracy

  1. Everything stated or shown must be accurate. Do not state the price, status or days on market. These change, and the listing page always shows the current figures.
  2. No claims about the property's value, such as "priced below market" or "worth $X".
  3. No statements about what the property may be used for, such as short-term rental, livestock, subdividing or adding a structure. Community rules often limit these, and The Boundary Stone shows them separately.
  4. Do not use footage that misrepresents the property. Virtual staging or digitally altered images must be labeled on screen as "virtually staged" or "digitally altered".

4. No branding

Videos on The Boundary Stone are neutral. Your name and your broker's name are shown by the page beside the video, as Texas advertising rules require, so they must not appear in the video itself.

  1. No names: not yours, your team's, your brokerage's or anyone else's, whether spoken, written or shown.
  2. No logos, watermarks, signs or branded clothing that identify an agent, team or brokerage, including yard signs and lockbox signs.
  3. No contact details: no phone numbers, email or website addresses, social media handles, QR codes or links.
  4. No intro or outro cards other than plain text describing the property, for example its street or the room being shown.

5. No advertising

  1. No third-party advertising of any kind: no lenders, title companies, inspectors, builders, stagers, sponsors, or "brought to you by".
  2. Do not promote any service, including your own: no free valuations, other listings, recruiting, courses or calls to action.

6. People, privacy and security

  1. No identifiable people, except you or another license holder from your brokerage presenting the property, and then without saying or showing anyone's name. No sellers, tenants, neighbors or children.
  2. Remove or blur personal items: family photos, names, mail and documents, prescription bottles, religious items, artwork showing identifiable people, alarm panels and codes, safes, gun storage, and keys or lockbox locations.
  3. Do not record anyone's voice without their consent. Use your own narration, or licensed music.

7. Ownership of footage and music

  1. You must own the footage or have written permission to use it, including footage made by a photographer or drone operator.
  2. Music must be licensed for commercial use. Popular songs are not, unless you hold a license for this use.
  3. Drone footage must be flown by an FAA-certificated remote pilot, or under one's direct supervision.
  4. Do not reuse video from an earlier listing of this property made by another agent without the former listing broker's written consent.
  5. The seller must have authorized you to market the property this way. Your listing agreement normally covers this. If it does not, get written permission first.

8. Length and format

  1. A video may be up to 3 minutes long and 250 MB in size. Longer videos are refused when you upload.
  2. Each listing may have one video at the top and one in the body. To replace a video, remove the old one first.

9. When videos come down

  1. A video stops showing as soon as the listing is no longer yours or no longer on the market.
  2. It is permanently deleted when the property closes, or 3 days after it stops showing for any other reason. If you relist, upload it again.
  3. We keep a record of who uploaded each video, when, under which version of these rules, and who approved or rejected it.

10. Enforcement

  1. A video that breaks these rules is rejected, and we tell you why.
  2. A video that is live and later found to break these rules is removed.
  3. Review. Any video may be reviewed before it goes live or at any time afterwards. A video that goes live without review must still follow every rule, and is removed if it does not.
  4. If 3 of your videos are rejected within 90 days, you cannot upload new videos until fewer than 3 of your rejections fall within the most recent 90 days. Removing a rejected video does not remove the rejection.
  5. Serious violations, especially of fair housing, may be reported to your broker, and we may take further action under the Agent and Broker Subscription Terms.

11. Changes

We may update these rules. Each version has its own date, and you accept the current version every time you upload. A video already approved stays up under the version it was approved under, unless it breaks the current rules.
